Drawing Fees

My rates are very simple to calculate.

For new construction I charge;

#1-- .75 Per SF. Heated and Cooled

[ Multiply your heated sq. ft. X .75 ]

#2-- .50 Per SF. For Garages, Porches & Deck

[ Multiply the sq. ft. of your porches, garages and decks X .50 ]

#3-- $200 Per Set of Stairs , $300 For Complex Stairs

[ If you have any stairs, add $200 per set of stairs]

#4-- $200 Per Dormer

[ If you have any dormers, add $200 per dormer]

ADD 1, 2, 3, and 4 together and you have your total cost.

MINIMUM DRAWING FEE , $500.00.

THE DESIGNING PROCESS

Most of the people I draw for have never designed a home and are curious as to the process. I am going to give you an overview so you will be aware of what I need from you and what you can expect from me.

Starting point, I need a starting point. Most people have a plan they have seen on-line that they "kinda like" but we need to change this and this and this, draw it on a piece of paper, that is a starting point. Some people have a sketch of their dream home on a piece of paper, that is a starting point. I recently drew a farm house for an old bachelor that brought me a sketch on the back of a brown paper bag and asked," Can you draw this?" YES, that is a starting point.

I take your starting point and draw it. Your first PDF from me will be labeled PDF1, it will have all exterior walls, interior walls, windows and doors drawn with room dimensions. When you get your PDF1, review it and return it to me within 48 hours. While you are reviewing your floor plan I am working on other projects.

Print the PDF of your floor plan, mark your changes ON THE PDF and send it back to me.

PLEASE NOTE;
I draw from changes made on the PDF. NOT emails that are 16 pages long. [smile]😊😊😊
In the drawing business, a picture [PDF REDLINED] is worth 1000 words.

I will make all the changes you have marked on PDF1. I will then send you another PDF, it will be labeled PDF2. Along with the changes you wanted made, this PDF will also have cabinets and plumbing fixtures drawn on your floor plan. When you get PDF2, review it, redline changes and return it to me within 48 hours. If you are working with a builder, it would be wise to get him involved about now. He may want to make suggestions that may effect the cost of building your home.

I will then make changes you have marked on your PDF2. During this process I may also be making suggestions that you may want to consider as we walk thru the design process. I will send you PDF3.

It is very important that you review this PDF very carefully, the reason I say that is this, I am going to send you a PDF4. This is the FINAL PDF of the floor plan, any changes to the floor plan after this PDF will cost you $200.00 per PDF.

I will send you an e-mail asking you if you approve the floor plan as drawn on PDF4, when you respond that you do, I will bill you for $400.00. We will move to the next phase, the exterior and the roof.

I NEED ALL PDFS REVIEWED AND RETURNED WITHIN 48 HOURS

Roof and exterior phase, basically the same process as the floor plan, I will send you up to 4 PDFs of your exterior views.

The majority of my work is done thru the internet, most of my clients I never meet. I am currently drawing for 12 builders, I think I have met 2 of them.

Designing your home requires a lot of decisions, which can involve a lot of emails. I have made a list of things I need to know in order to draw your prints with a minimum of email. If you do not know what you want/need, just leave it blank. We can talk about it later.
